    YEARS OF EXPERIENCE

    What is a prefab warehouse?

    Storage-first design. Steel-first construction.

A prefabricated warehouse is a steel-framed storage structure engineered in a factory and assembled on site using bolted connections. Every component — frame, roof, walls, doors, drainage and ventilation — arrives pre-designed and pre-fabricated, eliminating the delays, cost overruns and rework common with conventional concrete construction.

    Warehouse types

    6 warehouse structures we build

Every warehouse is custom-designed to your storage requirement, forklift type, racking system and site conditions.

    General storage warehouse

Large clear-span structures for bulk goods, palletised storage and general merchandise. Designed for counterbalance and reach truck forklift operations with 5–12m eave heights.

    High-bay racking warehouse

Tall clear-height structures 10–20m+ designed for VNA forklifts, pallet racking, narrow-aisle and automated storage systems. Column spacing matched to rack bays.

    Cold storage warehouse

Insulated panel-ready steel frames for temperature-controlled storage. Designed for cold room panel integration, refrigeration equipment loads and condensation drainage management.

    Mezzanine warehouse

Two-level storage structures where a mezzanine floor doubles usable space without expanding the building footprint. Galvanised steel deck with integrated staircase and handrail.

    Multi-bay logistics hub

Parallel warehouse spans connected to form large distribution centres. Multiple loading docks on one or both sides, with truck court provisions and canopy overhangs.

    Expandable warehouse

Warehouses designed with future expansion built into the end frame. Bolt-on additional bays as business grows — no demolition, no major civil work, operations continue uninterrupted.

    Built for warehouse operations

What makes our warehouses operationally superior

    Feature 01

    Maximum clear span

Rigid frame design eliminates internal columns that obstruct forklift movement and racking layouts. Spans from 18m up to 90m+ mean every aisle, every rack row and every loading bay can be positioned exactly where your operations need them.

    Feature 02

    Dock-level design

Loading dock heights, dock leveller pockets, dock shelter frames, canopy overhangs and truck manoeuvring courts are all engineered into the structural design. No site cutting, no welding after the fact — it arrives ready for dock equipment.

    Feature 03

    Goods lift & crane ready

Being a crane and goods lift manufacturer, we design the structural provisions for overhead EOT cranes, goods lifts and hoists from day one. No costly retrofits later. Crane columns, runway beams and lift shaft provisions are factory-engineered.

    Feature 04

    High-bay heights

Eave heights from 4.5m to 20m+ accommodate high-bay racking, very narrow aisle (VNA) forklifts, automated storage and retrieval systems (ASRS) and multi-level mezzanines. Height is specified at design — no compromise.

    Feature 05

    Thermal & weather performance

AZ150 zinc-aluminium coated roof panels with 25-micron polyester paint handle Indian climate extremes. Ridge ventilators, insulated panels, skylights and industrial louvers regulate internal temperature without active cooling in ambient-storage warehouses.

    Feature 06

    Expand as you grow

End frames are designed with future bay additions in mind. When capacity needs expand, new bays bolt on. Mezzanine floors can be inserted at any time. Multi-shift operations are never disrupted. RCC can never offer this flexibility.

    Step by step

Warehouse construction process — start to handover

    1

    Requirement & site study

Our structural engineer visits your site within 48 hours of enquiry. We assess soil bearing capacity, site dimensions, access for trucks, operational layout — forklift type, racking system, dock requirement, crane or goods lift need — and compile the brief. Nothing is assumed. Everything is documented before design begins.

    2

    Structural design & drawing

Structural analysis using AISC-compliant software. Primary frame members, secondary structure (purlins, girts), crane provisions, mezzanine loads, wind and seismic zones — all calculated and optimised. 3D drawings are shared for client approval before any fabrication begins. Foundation drawings are issued simultaneously so civil work can start in parallel.

    3

    ISO-certified factory fabrication

Every component is cut, welded, drilled and surface-treated in our ISO 9001:2015 certified manufacturing facility. Steel is shot-blasted to Sa 2.5 standard before two-coat primer application. Roof and wall panels are roll-formed from 550 MPa AZ150-coated coils. All components are numbered, bundled and labelled for erection sequence. Material test certificates are issued for all primary steel.

    4

    Delivery to your site

Components are dispatched in the correct erection sequence. Delivery is coordinated with your site team for unloading logistics. An erection manual, as-built drawings and connection bolt schedule are included with every delivery. Components are protected with waterproof wrapping for transport.

    5

    Bolt-up erection & handover

Trained erection crew assembles the warehouse using bolt-only connections — no field welding except on specified long-span splices. Cladding, trims, flashings, gutters, downspouts and door frames are installed in sequence. Final inspection is carried out against the structural drawings. Handover includes as-built drawings, maintenance manual, MTC folder and warranty documentation.

    Our unique advantage

The only warehouse builder who also makes your crane

Warehouse structure + crane system. One vendor. Zero gaps.

Every other warehouse contractor hands you the building and leaves. When you need a crane or goods lift inside it, you start all over with a new vendor who wasn't part of the structural design. Retrofitting costs 40–60% more than designed-in solutions and causes months of additional delay.

We design the crane columns, runway beams and goods lift shafts into the warehouse frame from day one — because we manufacture the crane that goes inside it. One contract. One point of contact. One responsibility.

    Crane-designed structure

EOT runway beams, crane columns and brackets engineered into the primary frame at design stage

    Goods lift shaft provision

Structural shaft openings and load provisions for goods lifts of any capacity — no secondary structure needed

    Single-source accountability

One contract for structure, crane and goods lift. No disputes between suppliers about whose design caused a clash

    40–60% cheaper than retrofit

Designed-in crane provisions cost a fraction of what it takes to add them to a finished building later

    Delivery advantage

    6–8 weeks vs 6 months

Prefabricated warehouses arrive ready to bolt. Conventional concrete warehouses require months of curing, rework and weather delays. While your competitor waits, your warehouse is already operational.

    Cost advantage

Up to 30% lower total cost

Less steel weight. Lighter foundations. Fewer labourers. Shorter programme. ISO-certified factory precision eliminates site rework. Every rupee of construction budget goes further.

    Frequently asked questions

    Warehouse construction FAQs

Warehouse construction cost depends on size, clear height, cladding type, crane requirement and location. A basic steel warehouse structure (frame + roof + walls) typically starts at ₹280–₹380 per sq ft. Full turnkey — foundation, flooring, electrical, plumbing and civil finishes — ranges from ₹550 to ₹1,000+ per sq ft depending on specification. Cold-storage warehouses with insulated panels cost more. Request a free quote for a detailed estimate for your project.
Prefabricated steel warehouses can be designed to any eave height. Practical heights range from 5m (standard storage) up to 20m+ for high-bay automated racking systems. The most common heights for manual and semi-automated warehouses are 8–12m eave height. For ASRS and VNA forklift operations, heights of 14–18m are typical. There is no structural upper limit — it is a design parameter.
A single rigid-frame span can reach 60–90m without internal columns. Multi-span buildings with intermediate valley columns can cover any footprint — 200m+ wide is feasible for large distribution centres. Most warehouses are designed in the 24–54m single-span range, which covers the majority of storage and logistics requirements without columns interrupting racking layouts.
Yes — this is one of the fundamental advantages of a prefabricated steel warehouse over concrete. The end frame is designed with future expansion loads factored in if you specify this at the outset. When ready, new bays are bolted onto the existing end frame. Mezzanine floors can be inserted at any time. Lean-to side extensions are also possible. Expansion happens while the warehouse continues to operate — no shutdown required.
A prefabricated steel warehouse takes 6–8 weeks from order confirmation to structure handover. This breaks down as 1–2 weeks for design and drawing approval, 3–4 weeks for ISO-certified factory fabrication, and 1–2 weeks for site erection. Conventional RCC warehouse construction takes 20–26 weeks for the same structure. You are operational 3–4 months earlier with a prefab solution.
Yes — and this is one of our strongest differentiators. Being both a warehouse builder and a crane/goods lift manufacturer, we design crane columns, EOT runway beams and goods lift shaft provisions directly into the warehouse frame at the structural design stage. Overhead EOT cranes up to 5 MT are supported on wall brackets; independent crane support columns handle higher loads. Designed-in solutions cost 40–60% less than retrofits.
Yes. Our steel frames are designed to accept PU foam-core insulated sandwich panels (40–100mm thick) for temperature-controlled storage. We provide the complete steel structure and insulated cladding. Refrigeration equipment and cold room doors are typically supplied by specialist cold-chain vendors. We coordinate the structural provisions — panel connection details, drain slopes, vapour barriers — with the cold-chain contractor for a seamless installation.
At handover we provide: as-built structural drawings, foundation drawings, material test certificates (MTC) for all primary steel, bolt tightening records, roof and wall panel installation records, maintenance manual (recommended inspection intervals, touch-up procedure, gutter cleaning), and warranty documentation. ISO 9001:2015 certification documentation is available on request for clients requiring supplier quality records.
