    What is a mezzanine floor?

Double your space. Not your footprint.

A mezzanine floor is an intermediate steel platform built between the ground floor and the ceiling of an existing building or new shed — effectively creating a second level of usable space without expanding the building's footprint or constructing a new structure. It is the fastest and most cost-effective way to double warehouse storage, add office space above a factory floor, or create a dedicated inspection or packing area at height.

    What we build

6 types of mezzanine floors we install

Every mezzanine is custom-designed to your floor plan, column positions, operational loads and access requirements. No standard catalogue — every system is engineered for your space.

    Warehouse storage mezzanine

Pallet racking supported on a galvanised steel deck mezzanine. Designed for reach truck or manual picking operations on the upper level with ground-floor goods inflow below. Load capacity 400–750 kg/m².

    Office over factory mezzanine

Enclosed office or supervision area on the upper level with full factory floor visibility. Rated for 250–350 kg/m² live load. Includes partition wall provisions, acoustic decking options and HVAC support.

    Production / equipment mezzanine

Heavy-duty decks supporting manufacturing equipment, QC lines, packaging machinery and static plant. Engineered for concentrated point loads and vibration. Custom load analysis for each piece of equipment.

    Multi-level mezzanine

Two or three intermediate levels within a single high-bay building. Each floor independently engineered for its operational load. Staircase towers and goods lifts connecting all levels. Maximises cubic storage utilisation.

    Pick-and-pack mezzanine

Shelving and carton-flow racking on the mezzanine deck with a conveyor drop to packing stations at ground level. Designed for e-commerce fulfilment centres and distribution hubs handling high SKU counts.

    Cantilevered mezzanine

Mezzanine extending beyond the column line — useful when ground-floor clear width is critical and central column placement is not possible. Cantilever span up to 4m from last column. Used in vehicle maintenance bays and open-plan production areas.

    System components

What goes into a mezzanine floor system

A mezzanine is more than a deck — it is an engineered structural system. Every component is designed, fabricated and tested as part of the whole.

    01

    Primary steel beams (main beams)

Hot-rolled or built-up I-section beams spanning in the lateral direction between columns. Sized by structural analysis to carry the full floor load with deflection limits of L/360. Available in standard sections (ISMB 150–500) or custom plate girders for long spans.

    02

    Secondary joists

Cold-formed Z or C sections spanning longitudinally between primary beams and supporting the deck panel. Spaced at 400–600mm centres. Galvanised after forming. All holes pre-punched at factory for deck fixing.

    03

    Intermediate support columns

Hollow section (RHS/SHS) or open section (UC) steel columns with base plates anchored to the concrete floor. Column grid is designed to maximise clear span between supports while maintaining required floor loads. Typically 3m–6m spacing in both directions.

    04

    Galvanised profiled deck panel

Cold-formed galvanised steel deck in 0.80–1.2mm thickness (typically 75mm rib depth for mezzanine use). Acts as permanent formwork for concrete topping or as a standalone bare-metal deck for dry storage use. Factory-cut to exact panel dimensions.

    05

    Concrete topping (optional)

75–100mm reinforced concrete slab poured over the deck panel for heavy-load applications, forklift-served areas or where fire resistance is required. Steel mesh reinforcement included. Designed with movement joints at structural bays. Not required for light-duty storage or office mezzanines.

    06

    Staircase

Structural steel staircase with chequered plate treads or open-riser design. Standard rise-going ratios per IS:3696. Balustrade posts and top handrail in matching steel. Up to 45-degree pitch for space-constrained applications. Multiple staircases for large mezzanines per fire-escape requirements.

    07

    Handrail and kick plate

900mm–1100mm height perimeter handrail with intermediate horizontal rail and 150mm toe kick plate at all open edges. Bolted to beam/joist ends. Conforms to IS:3696 Part 1 for industrial handrails. Gate opening provided at goods lift or goods hatch positions.

    08

Goods hatch / goods lift provision

Structural opening in the deck at a designated position for vertical goods transfer. Edge framing around the opening, hinged safety gate and goods lift shaft structural provisions are integrated into the mezzanine design — not cut in after. We manufacture the goods lift that goes in it.

    Standard vs bespoke

Up to 30% lower total cost

Every mezzanine we supply is structurally designed from scratch for your specific floor plan, load requirements and column positions. There is no standard catalogue size — a 10m × 20m mezzanine for office use is a completely different structure to a 10m × 20m mezzanine for reach-truck pallet racking, and it is engineered accordingly.

    Why choose us

6 reasons to choose our mezzanine system

    Goods lift built in

We manufacture goods lifts. The shaft opening, structural provisions and load path for the goods lift are designed into the mezzanine frame from day one — not cut in as an afterthought. One contract: mezzanine structure + goods lift + installation. No vendor mismatch.

    Fully bolted — relocatable

Every connection is bolted, not welded on site. The mezzanine can be dismantled section by section, transported and re-erected at a new location. If your business moves, your mezzanine moves with you — preserving the capital investment.

    Installed while you operate

Our installation methodology sequences the work bay-by-bay, keeping the majority of your ground floor open. Most mezzanines are installed without a complete warehouse shutdown. Shift-based installation available for 24-hour operations.

    AISC + IS:800 engineered

Every mezzanine is structurally calculated, not just fabricated. Primary beams are designed to L/360 deflection limits. Column buckling, connection capacity and anchorage are all checked. Structural calculations issued with every project for your records and insurance purposes.

    30% of new build cost

A mezzanine floor typically costs 25–35% of the equivalent area in new building construction. No land acquisition. No foundation. No roof. No walls. No planning delays. For the same budget, a mezzanine delivers the floor area faster and with minimal business disruption.

    Expandable at any time

New bays can be added to an existing mezzanine by extending the primary beam grid. If the original design anticipated future expansion, additional bays bolt on with minimal disruption. Multi-level additions — a third floor above an existing two-level system — are also structurally feasible.

    Common questions

    Mezzanine floor FAQs

Mezzanine floor cost in India depends on load rating, span, deck type and accessories. A basic bare-metal deck mezzanine for light storage or office use typically starts at ₹180–₹250 per sq ft for the structural system. Heavy-duty versions with concrete topping, staircase, handrail and goods lift provisions range from ₹350–₹600+ per sq ft. These costs are typically 25–35% of what the equivalent area would cost as new building construction. Contact us for a free estimate for your specific dimensions and load requirements.
Mezzanine floor load capacity is fully variable by structural design. Standard ratings are: light office/archive — 250 kg/m²; shelving and light racking — 350–500 kg/m²; pallet racking manually served — 500–600 kg/m²; forklift-served pallet racking — 600–750 kg/m²; manufacturing equipment — custom point loads calculated per machine. The load you specify is what we design and certify to. There is no standard capacity — it is engineered for your application.
A typical mezzanine floor installation takes 4–6 weeks from order confirmation to handover. This includes 1–2 weeks for structural design and approval, 2–3 weeks for factory fabrication, and 1–2 weeks for site installation. Installation is carried out bay-by-bay, so most of your warehouse or factory remains operational throughout the process. Concrete topping (if specified) adds 1–2 weeks for curing time after the structural steel is complete.
Yes — this is one of the key advantages of a bolted steel mezzanine over a concrete intermediate slab. All connections are bolted. The mezzanine can be dismantled section by section, transported and re-erected at a new location. This protects your capital investment if your business relocates. Partial removal, reconfiguration or extension are also possible. The only permanent elements are the anchor bolt pockets in the floor slab, which are easily filled and ground smooth.
The practical minimum eave height to install a useful two-level mezzanine is 5m — this gives approximately 2.4m clear height on each level (ground floor and mezzanine), with the beam depth consuming the remainder. For forklift-served upper levels, 6m+ eave height is preferable to achieve 3m+ clear height above the mezzanine deck. Multi-level (three-floor) mezzanines require 8m+ clear height. If your building is below 4.5m, a mezzanine is generally not practical and a building extension is a better solution.
Yes — this is the most common scenario. Mezzanine floors are specifically designed to be installed inside existing buildings without structural changes to the building frame. The mezzanine has its own independent columns anchored to the floor slab, its own beams and deck, and does not load the building's roof or wall structure. Our site survey checks floor slab thickness (minimum 150mm typically required for column anchor bolts) and identifies any overhead obstructions — sprinklers, lighting, HVAC — that need to be considered in the design.
In most cases, no planning permission is required for an internal mezzanine floor within an existing industrial building in India, provided it does not alter the external appearance of the building and complies with local fire safety and building regulations. However, the specific requirements depend on your local municipal authority and industrial estate rules. We recommend checking with your factory licence authority or local municipal body. We provide structural drawings and load certificates that are typically sufficient for factory records and insurance purposes.
Yes — and this is one of our most significant advantages. We manufacture goods lifts and freight elevators. The goods lift shaft opening and structural provisions are designed into the mezzanine frame at the design stage, not cut in as a retrofit. This means the structural load path is properly calculated, the opening has correct edge framing, and the goods lift installation is coordinated with the mezzanine structure from day one. One vendor for mezzanine structure + goods lift + installation — no gaps, no disputes between suppliers.
